Having being tenanted by the same family since 2008, this property is now looking a little tired and in need of some improvement. When deciding on the type of audience they sought to attract, the sellers had first considered a refurbishment project.
However, having bought the property as a family home back in 2003, experiencing the difficulties finding an affordable property in the area, the sellers have decided to focus on buyers looking for a property that requires some modernisation, with a chance to redecorate to their preferred tastes.
The property itself is a three bedroom end of terrace house, which has a garage on the side, giving additional width to the plot and rear garden, which we will come to later.
As can be seen on the floor plan, the ground floor living areas consist of a through lounge and kitchen/diner, both offering plenty of space to work with. The whites good are to remain - double oven, hob, washing machine, tumble dryer and fridge freezer (not tested since the tenants vacated in May 2017). At the rear of the kitchen, full-width French doors provide access to the garden. From here you walk onto a decking area, giving you somewhere to enjoy a spot of breakfast whilst reading the morning news.
On the first floor, there are three bedrooms and a bathroom. Bedroom three fits into the small double or large single category, so to help you visualise the space more effectively we have left the furnishings in situ. Bedroom two is double, and the master bedroom stretches across the width of the house.
The property is partially double glazed and has gas fired central heating, and the kitchen and bathroom are both in reasonable order. We have noticed some guttering and minor damp issues, for which reports have been commissioned. Previously, the owners had obtained planning permission for a side extension and then separately for development; however, neither option was followed through, and both have now lapsed. The sellers are happy to share this detail, although any offers made subject to the approval of planning permission will not be entertained.
Here is what the sellers had to say about the property, which they lived in for several years before moving abroad and then letting it out.
“We loved living in this house with our young family. Both traditional lounges were opened up, creating loads of rooms throughout the downstairs areas, and enough room for the whole family to spend time together either collectively or doing separate activities. The kitchen had great function and was open and bright. Being from New Zealand, hosting BBQ’s and garden parties was part of the life we were used to so one of the best features for us was the extra wide garden, where we would enjoy entertaining friends as often as possible. The leisure centre across the road was a bonus to everyone in our family, and we liked being able to get around town using the local tube stations and buses.”
