GUIDE PRICE £890,000-£925,000 Situated on arguably the most prestigious turning in the whole of Leytonstone we are privileged to offer you this substantial and imposing four bedroom semi-detached period property benefiting from an abundance of original features to add to the charm and elegance.

Being within such a quiet location in the highly desirable Bushwood area with forestry land on your doorstep you would be forgiven in thinking that you are somewhere out in the countryside but you are just a short walk from the local amenities, cafés, restaurants and gastro pubs that Leytonstone has to offer.

Upon entering the property through a wooden glass paneled door, you are welcomed by a grand hallway with its ornate cornices and an original spindled staircase running through the centre of the property and a door leading to a good size basement area.

The property boasts two large reception rooms, the first of which is located at the front of the house with its stained wooden floorboards, a wonderful working feature fireplace and large sash bay window giving the room a light and airy feel.

The second and largest of the reception rooms is located at the rear of the property with a large original fireplace with gas fire inset being the main feature. Double patio doors into the garden allow natural light to pour into this magnificent space.

At the centre of the ground floor level is a modern fitted kitchen with an adjoining utility room. The kitchen is made up of base and eye level units with integrated oven and hob (to remain) and a Worcester combination boiler.

Moving upstairs you have a long hallway; with its stained wooden floorboards giving access to all four of the good sized bedrooms, shower room and a family size bathroom providing ample room to accommodate a large or growing family.

Other property benefits include off street parking for two cars, side access to rear garden, gas central heating and scenic views across Epping Forest. There are accessible routes out of Leytonstone with access to the A12, A406 and M11 just a short drive away. Leytonstone Central line station is just a short walk away giving easy access to the city to make a work commute or shopping adventure that much easier.

Nobody knows a property like the person who lives there so; please find below some words to describe some history of the property.

Bushwood is a charming, tranquil residential area overlooking the woods but only a short walk from all that Leytonstone has to offer. Our family bought number 21 Bushwood in the early 80s seeing it as the perfect place for a professional couple to raise children and commute to jobs in the city. We no longer need the space, and the proximity to London and the property will now be sold chain-free.
We have kept many of the original Victorian features such as intricate cornices, sash windows, high skirting boards, fireplaces and a stained glass skylight that lets in natural light to the upstairs landing. In some areas, we've exposed and polished the floorboards, and there are more rooms where that could be done. Central heating was installed in the 2000s, a new kitchen, repainting of masonry and windows done externally in the last five years and a new boiler 2018. The front of the house with master bedroom takes the sun all morning, and the garden terrace with rosebeds is a real suntrap in the afternoon, the perfect place to sit and unwind at the end of the day.

This property really has to be seen to be fully appreciated, so please call our friendly and dedicated sales team to arrange an internal viewing on 020 8558 1147 or E-mail to info@tradingplacesproperty.com.
