A side gate from the front offers convenient direct access to the garden creating a wider than usual overall footprint, plus extra space for your wheely bins.
Once inside the home, you are greeted by engineered Oak wood flooring, with stairs to the first floor. A door on your left takes you into the through-lounge, with plenty of space to create a front living area and back dining area, plus the benefit of utilising the whole space as one when entertaining friends and family on special occasions.
In the front half of the through-lounge, there is a double glazed bay window, coving to the ceiling and a double radiator. Moving to the back of the room, you will find another double radiator, coving and double glazed French doors which open out to the side return.
Moving through the home, you then step down to the kitchen, which features durable patterned vinyl floor tiles high gloss white fitted wall and base units with granite effect worktops, thoughtfully arranged to accommodate a breakfast bar in front of a triple row double glazed window to the side aspect.
The kitchen also comes with integrated Bosch appliances including a dishwasher, ceramic hob with an overhead extractor, oven and grill. Within the design layout, there is a cubbyhole for your microwave and a cupboard housing a new combination boiler (fitted in September 2019). Another added feature is the extended under-stair storage area set at a slight angle to maximise space, which is home the meters and fuse box, with plenty of room for all your shoes, boots, light bulbs etc.
Behind the kitchen is a utility area with a tiled floor, tiled walls, plumbing for your washing machine and tumble dryer, plus another sink in addition to the one already in the kitchen. There are doors to both the ground floor bathroom and the garden.
Adjacent to the utility area is the bathroom, which has a tiled floor, tiled walls, angled spotlighting to the ceiling, an opaque double glazed window to rear aspect, a radiator and three-piece suite consisting of a bath with shower bar, low-level w.c. and a pedestal washbasin.
Before we take you upstairs, let's venture out to the garden, which has a paved area and a pebble section, a bedded border to the left side and an outhouse currently utilised as a workshop, that is sure to excite the tinkerers and conservators amongst you.
The side return runs all the way up to the front of the property, and midway down you'll find another area of usable space accessible directly from the French doors at the back of the through-lounge. A nice spot for a small table and chairs perhaps.
Back inside the home, and up to the first floor where the landing provides access to all three bedrooms and a very convenient first-floor toilet. There is also a pull-down ladder to a boarded and carpeted loft space.
All three bedrooms are double sized, with coving to the ceiling, a radiator, double glazing and a deep pile carpet to match the landing.
This much-loved family home has a wonderful sense of homeliness about it, and the soft wooden theme throughout, including solid wooden internal doors, with frames, matching bannisters, handrail and skirtings, really does give this house a feeling of warmth.

A few words from the seller……
We have lived in this house for over 30 years, it has been a lovely family home for us, and over the years we have made vast improvements to the property.
This area has brilliant transport links, both buses and underground and overground trains and we are close to Westfield shopping centre (E20) and Queen Elizabeth Park. Less than 10 minutes drive we have Tescos in Leytonstone and Asda in Leyton, and within walking distance to home, you have Wanstead flats. A little further away is the boating lake over Hollow Ponds and the local pubs are very good, with The Leytonstone Tavern, Rookwood Village and The Hollytree among our favourites.
We are leaving our family home to be close to our children, and it will be sorely missed, but we hope another family can love and enjoy it just as much as we have.
