The nearest station is just a few minutes down the road (Leyton Midland Overground).
Located on the corner of Hainault Road, a side entrance gate takes you into the garden and then through to a double glazed front door which opens into the kitchen.
In the kitchen there is laminate flooring, dado height panelling to the sidewall, wood effect work surfaces with white square tiled splashbacks, a stainless steel sink with mixer, plumbing for washing machine, gas cooker point, white wall and base units, coving and spotlighting to the ceiling.
The kitchen leads you out to the hallway, which has a double radiator, dado rail, coving, spotlighting and a handy under-stair storage cupboard.
At the far end of the hallway, to the front of the building, you have a spacious living area. This room comes with laminate flooring, a radiator, dado rail, coving to ceiling, an original ornate ceiling rose and a cast iron fireplace, both of which complement the eye catching box bay double glazed window to the front.
Behind the living room lies the bathroom. Here you have vinyl floor tiles a heated towel rail, a frosted double glazed window and a white three piece suite consisting of a panelled bath with mixer tap shower riser and filing screen, a pedestal hand basin with mixer tap and low-level toilet.
The bedrooms sit either side of the kitchen, starting with bedroom one which has a double glazed window overlooking the garden, laminate flooring, radiator and coving to ceiling. Bedroom two also has laminate flooring, a radiator, coving to ceiling and double glazed window.
For outside space, you have sole use of the 17' x 16'ft garden, with a pebble bed and stepping stones taking you down to the main area comprising a mix of pebbles, paving and lawn. Catch the morning sun with a spot of breakfast and the papers, then sunbathe on the lawn in the afternoon - with the directional positioning of this garden you get to enjoy both. There is also outside space running alongside the property to store items such as a BBQ.
As well as Leyton Midland Station, there are great transport links into Stratford City, Westfield & East Village. Abbotts Park, Leyton County Cricket Club and the popular Francis Road area also nearby; however, who better to tell you about life here on Hainault Road than the sellers themselves.
Here are a few words from the sellers…
We've lived in this flat for 10 years. What began as our first home as a couple has become our family home, for us and our two children. We've seen this area really change over the last few years, and enjoy spending time in cafes close by in Francis Road, as well as a new, really friendly cafe opposite. We've really valued living within walking distance of Leyton, Leytonstone and Walthamstow, as well as being a short bus ride (or 30 minute walk) to the Olympic Park, East Village and Westfield. Recently, we've really enjoyed exploring Epping Forest, which is just a short drive away (or a walk to Hollow Ponds). Also, as a family with young children the local parks (including 2 within a 5 minute walk) have
One thing that really sold us the flat (all those years ago!) was the southerly facing garden, and being on the corner one aspect faces south east, another other south west. It's quite a sun-trap; we've enjoyed BBQ's with friends, birthday celebrations (with fish and chips from Michael's Fish Bar up the road) and growing our own tomatoes. There's a great selection of food options nearby, our favourites include Shish Mahal (Indian), Mora (Italian), Oceano (Portuguese) and literally over the road Bread & Oregano (Greek).
Since moving in we've not updated the kitchen, and imagine that this may be a job a new owner would like to do. Also, we are lucky to have good neighbours who are both very friendly and approachable. A new Boiler has also just been installed.
