If you are looking for a family size home in this highly sought area, bordering Leyton, then this end of terrace, three bedroom house requires your immediate attention. Located on a quiet tree lined road and presented in an excellent condition just ready to move straight into.

Externally the property impresses straight away with clever fencing incorporating planting boxes, makes for a nice touch, but its once inside that you begin to imagine what a home this really could be.

Neat chestnut wooden flooring throughout provides a classy feel underfoot. The large through lounge is of ample proportions and due to its bay window to the front and double doors to rear, is a warm and bright living space, creating an exceptional area to relax or dine in style.

Moving on, the additional dining room is perfect for those every day meals, maybe enjoy breakfast ahead of a busy day or a quiet spot in the evening to catch up over a coffee. A step down leads to the fully fitted kitchen. With some decent cupboard space and clever storage options this functional kitchen also allows a direct route out the neat rear garden.

Outside, the large side return provides a good size space to maybe host a BBQ in good weather and with a side entrance from the street, getting straight to the garden when the weather is not so good. The rest of the garden is mainly laid to lawn with raised flower beds for those wishing to get planting.

The upper floor comprises of a three bedrooms plus the bathroom. The master bedroom to the front of the property, stretching the full width of the property is of impressive size. The second double bedroom features an original fireplace and the third bedroom to the rear would be ideal as a child's bedroom or office but due to the benefit of the loft space there is the potential for a loft conversion.

Its location places you pretty much in the middle of it all. With both the offerings of Francis Road close by and beyond, Leyton High provides plenty of places to eat, drink such The Heathcote & Star as well as large verity of shops, then in the other direct Leytonstone, also with much on offer such as The Lion and The Birds pubs. With both Leyton and Leytonstone Central stations of fairly equal distances away commutes into London is also swift affair. For those with children Newport Primary, Norlington for boys and Connaught for Girls Secondary, are the nearest on offer.

Here are a few additional words from the owner… "We bought our home in December 2005, when we were looking for a home to grow with us. When we first moved in, we were a couple working from home and the large open space on the ground floor was our office. Soon after one parent moved in with us and a few years later our daughter was born and it became her home too.

The large open living space on the ground floor with its direct view to the garden was the heart of the house and if we would have needed to we could have extended into the loft to give the house a fourth bedroom. We loved the garden, planted two Birch trees and enjoyed many memorable evenings in the sunset on the terrace. Over time we made many little improvements to the house and garden, so it looks its best. While the house has a nice feel about it, the immediate and wider neighbourhood has improved just as we had hoped. We enjoyed walks and playtime in the two green lungs of the Olympic Park in the West and Epping Forest in the East, the fast tube connection into town and Stratford city made life much easier. The best part of the transformation we witnessed is the improvement of the local neighbourhood. We've always had very good neighbours, but the transformation of Francis Road into a lively and charming local High Street hub, excellent nurseries and schools, playgrounds, new eateries, independent shops has given us a sense of belonging over the years. If it was not for a change in our personal life, taking us abroad, we would never have left".
