This exquisite, eye-catching four bedroom house delivers on so many levels, from the high-end, classy finish and interior design, to being located on arguably one of Leytonstone’s most sought after turnings, where Epping Forest is, quite literally, just at the end of the road. An absolute must see.
Transformed into the glorious spectacle standing before you today, the owners sought to create the perfect family home, and we applaud their attention to detail. Since 2014 the property has undergone a series of substantial home improvements, such as full electrical rewire, re-plumbing works, new wooden sash windows fitted throughout, and underfloor heating installed to the first-floor bathroom and ground floor cloakroom. Other improvements include sound insulation to the walls separating the bedrooms, sound and temperature insulation added between the ground and first floor levels, and heat insulation added to both the loft space and the basement. The sellers used Farrow & Ball paints, and can provide a list of manufacturer and model names for every detail of the refurb, from items such as doors handles and escutcheons, to radiators, windows and architraves.
Thinking ahead, the owners extended the supply of water and electricity up into the loft space, making it easier to explore the possibility of expansion at a later date. You would, of course, need to make your own enquiries with the local planning office; however, it’s certainly useful to know that some of the service provisions are in place.
The term light and airy is often overused, however with three windows to the flank wall, you have natural light flooding in from 3 sides, so we think you’ll forgive us and agree that in this instance it’s fair to coin the phrase and point this out as an added feature. The front elevation has square bayed windows top and bottom and an ornate porch, keeping this house in character both inside and out.
Before we take a look at the accommodation in greater detail, we would like to mention the school-house style column radiators, a style that has become so popular in recent times, and the painted floorboards that feature throughout (excluding the aforementioned, bathroom and cloakroom, which benefit from underfloor heating). The sellers are also leaving a Yale smartphone alarm, which we are advised bears no monthly cost.
Now for a closer look, beginning in the hallway where the decorative floor tiles lead you through the ground floor, combining aesthetics with practicality, giving you access initially to the through lounge, which makes for a wonderful living space, just perfect for family time and entertaining friends. Perhaps considered as the cosy, front end of the room, there's a functioning wood burner, and at the rear end of the room a stunning feature fireplace complete with a marble surround and tiled inset, with floor tiling to match. Double doors open out directly onto a raised decking area, leading you down to the garden.
Further along the hallway and you walk straight into the kitchen, another beautifully presented room, with Prime Oak wood-top work surfaces, high gloss units, a Butler sink and a number of kitchen appliances, Smeg range cooker, an American style double door fridge freezer, a washer drier and a dishwasher, which the seller is happy to include. For reference, the boiler is a Vaillant combination boiler.
The kitchen offers another route out to the garden, and again you are greeted with a raised decking area, where you can enjoy breakfast and evening meals during the warmer months. Just before the back door, and therefore conveniently placed near to the garden, you have a classy cloakroom, with a tiled floor, low-level w.c. and a wall mounted Butler sink.
Moving upstairs, four bedrooms and a family bathroom complete the accommodation, and the same luxury feel continues to impress, most of all a master bedroom to the front, featuring the top bay window along with an additional sash window, plus a cast iron fireplace. Cascading behind the master bedroom you have bedroom two, bedroom three, the family bathroom and finally bedroom four.
The bathroom fully deserves a paragraph within this description, with an elegant tiled floor and a mix of full and half-length tiled walls. The stylish 3 piece suite consists of a low-level w.c., tile panelled bath with a rainfall showerhead and controls sunk into the wall, finished with a shared his and hers double length wash hand basin, boasting two separate mixer taps.
We touched on the garden earlier, taking you out to the raised decking areas, both from the through lounge and the kitchen, after which you step down to the lawn creating a joyous space to enjoy summer BBQ’s. The garden is south facing and features a seating area to the rear and a large secure iron gate providing you with side access from the road.
Those of you familiar with Bushwood will be aware of the tranquil woodland areas of Epping Forest and the local pubs and restaurants along the High Road; but to give you an idea on what it might be like to live here, we hand you over the current owners, who would like to say a few words.
“We purchased the property in 2014, just when our daughter was being born, and we moved over after 10 years in Hackney. Being from Sweden and Norway, we directly embarked on an ambitious refurbishment mission to make the place ours - adding a Scandinavian, clean touch.
We’ve loved our time in the house, it’s been our pride and joy, but as the time has come for our next chapter in Los Angeles, we’ll have to part with it and hope to find new owners who will cherish and enjoy it as much as we did.
What we will miss especially are the mornings, when the sun shines in through the windows, bathing each room in a warm hue. The garden with side-access where countless BBQ’s and kids play dates have been held. The stove that spreads a cosy atmosphere during the winter months. And of course, all the rooms upstairs where kids, offices and visitors can be housed.
Bushwood is a gem where nature is on your doorstep while still being connected to central London. We love the great local pubs such as North Star, Red Lion or The Birds, a 2-minute walk away, or the equally short, green walk to Davies Lane School. The neighbours are very friendly, and we’ve gotten to meet new friends that will stay with us, despite the move.”
