Guide Price £550,000 - £600,000. This tastefully decorated brick-fronted three-bedroom house is a classic example featuring a through-lounge, gas central heating, double glazing, wooden shutters and an easy to maintain garden. The property is located in a popular part of town, which many will feel offers more bang for your buck.

The entrance hallway has black and white traditional square tiled flooring, with stairs to the first floor, access to the through lounge and a dado rail. Overall, has kept some original features e.g. cornicing, which is always great to see.

Originally two receptions, now knocked through to create a through lounge, featuring wood effect flooring, a picture rail, and a cast iron fireplace with decorative tile inserts. There is a double-glazed bay window to the front benefitting from fitted wooden shutters that allow light in, but also keeping out the heat during those scorching hot summer days.

You find shelving to either side of the rear chimney breast and a double-glazed window to the rear, also featuring fitted wooden shutters.

Behind the living space, lies the kitchen with a tiled floor, wood effect work surfaces and contrasting wall and base units. The property comes with various integrated appliances such as a separate fridge and freezer side by side hidden inside the base units, a gas hob and electric oven with a stainless-steel extractor and matching splashback. The kitchen has plumbing for both a washing machine and a dishwasher, and the ever-handy under-stair storage is accessible from this room.

A lobby area separates the kitchen from the bathroom, and a side door gives access out to the garden. The bathroom features a shower-bath offering additional width at one end for over-bath showering, without losing the lie-back-and-soak benefit of a traditional bath. High gloss wall units provide ample storage for your towels and toiletries, and the suite is completed with a low-level toilet and mounted hand basin. There is square splashback tiling to the bath and basin, and the bathroom also has a heated chrome finish towel rail.

The low maintenance pebble garden with floating steppingstones has two shaped patio areas, forming the base for a seating area or space for your BBQ. A micro wildlife pond offers sanctuary and home to many creatures, and the side return runs back to the through lounge giving you extra useful additional outside space. The current owners have created a cottage garden look with plenty of space for pots and flowers.

Upstairs, a split-level landing services the three bedrooms, there is a pull-down ladder to the loft, the original cupboard, dado rail, and a deep carpet flowing through the entire first floor. A skylight sends natural light down to the top of the stairs, just where you need it.

In the front bedroom, fitted wardrobes occupy the sidewall, and there's coving to the ceiling, a picture rail, and two double glazed windows to the front aspect.

Bedroom two has coving to the ceiling, a picture rail and a double-glazed window facing out to the rear. And finally, bedroom three, located at the far end of the first floor, benefits from spotlighting, a double-glazed window to the rear, and a bespoke and deep built-in storage cupboard made by a local craftsman from birch wood, utilising the recessed space to great effect.

Only a short walk from the High Road, living here puts you in touch with an array of popular eateries, bars, and shops, plus access to transport links including Leytonstone's Central Line Underground and Overground station. Bus routes will also carry you to Walthamstow and Stratford, giving easy access to the Olympic Park. A local favourite, The Leytonstone Tavern serves up a traditional Sunday roast, which you can walk off on the expansive open spaces of Wanstead Playing fields.

But of course, nobody says it better than the seller, so here is a detailed insight into their time living here on Matcham Road.

Here are a few words from the sellers…..
We have loved living in our home for the last 8.5 years. Improving it from a 2 to 3 bed property using the expertise of local tradesmen in the neighbourhood. We have been part of a fantastic local community that has made Leytonstone a proper home for us and one we will miss greatly. We have been members of the Matcham Road society which brings together residents for occasional social events but also to help improve the look of the street with initiatives such as bulb planting and window flowers. Recently a very active ward mutual aid group has supported our community during the pandemic and now has plans for sustainable future activities. As a local Mum I have had invaluable support, trade recommendations and toy swaps from the E11 Mums group.

Our family has really enjoyed being within walking and cycling distance of so many open spaces such as Wanstead Flats, Epping Forest, Hollow ponds for a boat ride, the Walthamstow Wetlands and numerous playgrounds and farms.

With easy access to the A12 and M11 we have also been able to make many day trips further afield. Liverpool street is only 15 mins away on the tube, the new Elizabeth Line is a short walk or bus ride away and we have several dedicated cycle routes, making it very easy to get into the city.

We are close to lots of amenities large (Westfield, Leytonstone Leisure Centre) and small. We have an array of independent shops such as those in the Forest Gate arches, Leytonstone high street and Francis road Leyton, which is a short walk away. We have really enjoyed attending the regular Leytonstone street market and annual festival. We have some fantastic independent restaurants and takeaways with one voted in the top 20 UK restaurants! Our son has been incredibly happy in an outstanding local pre-school and the area has several outstanding/good schools and colleges.

Our neighbours will be lifelong friends, always happy to lend us an egg or two!
