Guide Price £550,000 - £600,000. Perfectly situated for socialising, shopping, schooling and commuting, we're delighted to present this stunning three bed house for sale in Leytonstone, E11. With plenty of space for a professional couple or family plus many eye-catching original features, this gorgeous home puts you right in the heart of this flourishing East End community
As you enter the property through the newly replaced front door, you're greeted by the wonderfully laid original wooden flooring - which continues throughout the reception and dining room - and a long entrance hall featuring original cornicing and a pair of double corbels which add a touch of historical romance to the interior.
To the right you'll find a spacious and bright open plan living room/diner, with dual aspect windows including a sliding sash, double glazed bay window to the front plus original cornicing, further in keeping with its traditional architecture. Another warming addition to this bright yet cosy reception space is its fully-functional wood burner – perfect for those cold winter evenings.
At the rear end of this open living space you'll find ample room for a good-sized dining table, plus two sets of inbuilt alcove shelving – handy for storage and display. As you follow through towards the rear of the house, you step down into the modern kitchen with sliding door and stylish floor tiles. With its tiled surrounds and contrasting colourway, the kitchen houses a fantastic range of units that really make the most of the available space, and includes a double glazed window overlooking the rear garden's side-return, letting in lots of natural light.
As you head to the far end of the kitchen to the very rear of the property, you'll see the impressive family bathroom to the left hand side. Recently refurbished to an extremely high standard, it's been tiled throughout and fitted with an ultra-modern suite, complete with over-bath shower and screen
Opposite the bathroom is a brand new external door leading to the charming garden, largely laid to lawn, with beds either side and a small paved area to the rear – ideal for al fresco dining.
Upstairs, this perfectly appointed period property offers three great sized bedrooms, all capable of accommodating a double bed, or repurposing for any use you require such as home office or nursery.
The first of the double bedrooms to the rear overlooks the garden and sits directly next to the neat, modern upstairs WC with hand basin. Up a small flights of stairs, bedroom two sits to your left, also overlooking the rear garden – note the original linen cupboard opposite on the landing.
The master bedroom sits to the front aspect of the property and features double sliding sash windows which bathe the room in gorgeous sunshine on brighter days. The light, contemporary décor adds to the feeling of space in this bedroom, and two built-in double wardrobes offer plenty of hanging space without encroaching on the room thanks to their partially inset design.
The property also has a partially boarded loft with loft ladder for stowing away those final remaining moving boxes.
This truly beautiful three bed house seamlessly blends the charm and character of its retained traditional features - which also includes some period-style radiators and original internal doors -while also offering the added bonus of secure bike storage and a wood-store in the front garden.
If you're looking for good local schools, the property lies within the catchment area for the popular Jenny Hammond Primary School, and Wanstead Flats and Jubilee pond are just a short walk away for sports, walking and picnics. Nearby pubs include the well-known Leytonstone Tavern on Harrow Road which serves a great roast and succulent burgers, while the Rockwood Village pub does some nice pizzas – plus of course you're in the heart of a thriving community which caters for all kinds of tastes.
Leytonstone High Road Overground is the nearest train station, while Leyton and Leytonstone Central Line and Forest Gate Underground stations can all be reached on foot in under 20 minutes. The area is also serviced by frequent bus routes, giving you easy access to pretty much anywhere you need to go.
What the seller says...
We've enjoyed putting time and effort into making this house a home over the past six years, replacing everything from the boiler, to the roof, to each and every window, while preserving original features like the beautiful coving in the hallway. We extended the house a couple of years ago to add a third bedroom and additional WC upstairs which has given us the flexibility of a spare double bedroom/home office, and means the plumbing is in place should a future owner want to rejig the layout of the house. As a couple we've had great times hosting our friends here and spent many cosy evenings in front of the log-burner with a bottle of red wine; now we've grown into a family of four we enjoy being able to dine outside while the kids play in the sandpit. We love the fact that with no houses either in front or behind us light streams through the house.
It's been brilliant to watch this little part of Leytonstone develop in recent years. Being so close to the vast green space of Wanstead flats has been a lifesaver in the past year particularly, and we're now surrounded by a wealth of good independent businesses. Whether it's coffee and an al fresco lunch at Patch Café, artisan bread from the Wild Goose bakery, drinks at the Wanstead Tap or a Sunday roast at either the Leytonstone Tavern or the Holly Tree, we feel spoilt that literally everything we need is within ten minutes' walk of the house. For families there's also an amazing nursery in sight of the house and we're in the catchment for the hugely popular Jenny Hammond primary school. The community vibe here is second to none and we're friendly with all our neighbours. We've been part of the Matcham Road Society, which is the driving force behind the geraniums on everybody's windowsills and the bulbs planted around tree bases, while there's a Matcham Road WhatsApp group with neighbours lending each other everything from garden hoses to cocktail shakers. It really is a lovely street where people look out for each other.
We have loved our time in this house and think this is such a brilliant place to live. In fact, while we're moving to be closer to family, if we could pick up the whole community and take it with us then we would!
