GUIDE PRICE £375,000 - £400,000. This one bedroom ground floor period conversion flat comes with sole use of a 54ft south facing rear garden, plus a spacious cellar, good sized kitchen, gas central heating and original features. Offered chain free this home is ideally suited to the first time buyer market.

Once in through the front door, a hallway provides access to the living room, bedroom, kitchen and spacious cellar with two sections - the current owners use one for storage and the other as a movie room/wine cellar. Larger than a standard coal cellar, this space has potential, and a basement conversion could well be possible; certainly something the new owners may want to explore.

The living room is located at the front of the home featuring stripped and varnished floorboards, a sash bay window to the front, a fireplace with working log burner, picture rail, cornicing and a ceiling rose, all combining to create a room full of character with a warm homely feel to it.

Behind the living room lies a double-sized bedroom, also featuring stripped and varnished floorboards, a sash window, picture rail, cornicing and a ceiling rose.

Moving through the home, you next step down into a spacious kitchen with a decorative tiled floor, fitted wall and base units with marble effect worktops to both flanks that incorporate a handy breakfast bar/eating counter. There is a stainless steel integrated oven and hob, plumbing for a washing machine and dishwasher and a door leading to the bathroom, with another taking you out to the garden.

The recently refurbished bathroom is fully tiled, with a chic tiled floor and white brick-style wall tiles offering a stylish backdrop. The white suite comprises an elegant single ended roll top bath mounted upon traditional chrome feet, with a shower screen and shower; a Victorian hand basin and taps with a chrome stand, plus a traditional style toilet with lever flush.

The 54ft private south facing rear garden is a rare find in terms of size and character. with decking, lawn, and a secluded path to a two seater pergola complete with a climbing rose, it would take but a little imagination to create your very own garden of Eden. (The seller has provided a few pictures from the summer)

Living in this part of town offers excellent transport links and gives you access to some of Leytonstone's favourite pubs and restaurants - new ones joining the scene even in the last few months. If you're a community-spirited kind of person, you can join the Bushwood Area Residents' Association (BARA) with various events taking place - as well as plenty of local discount.

Here's a few words from the seller………
We are gutted to be selling this place! Genuinely sad to say goodbye. We're leaving because I have started a PhD at the University of Manchester and need to be closer to there. Will be renting first up North – so am chain free.

One of our favourite things about living here is the sense of community without feeling that our privacy is compromised. We're part of the resident's association and we find it lovely – you can get involved as much or as little as you like. During lockdown there has been a lot of helping each other out. Before this, the odd street party in the area has been fun too. I've lived in London most of my life and not experienced a community like it.

It's a special location in terms of proximity both to London and the expansive Epping Forest. We love being able to get lost in the latter – it feels like real countryside.
