GUIDE PRICE £690,000 - £725,000. This delightful three bedroom mid terrace house features a south-facing garden, spacious kitchen/diner, three double bedrooms, a first-floor bathroom, through lounge, gas central heating and a fabulous rear garden, which like the home itself has been loved and cared for by the current owners going on thirty years.
The hallway is to the right side of the property, with stairs ahead talking you to the first floor, and two doors to the left giving access to the through lounge. At the end of the hallway, just beyond the useful under-stair storage area lies the kitchen/diner.
A curved archway connects two previously separated rooms, creating a sense of separation, still with the benefit of being able to utilise the space collectively when entertaining friends and family. Laminate flooring, a double radiator and cornicing feature in both parts, with a bay window and feature fireplace to the front, and a near full-length window to the rear.
At the back of the property, the kitchen/diner has a tiled floor, plentiful wall and base units with an L shaped work surface and a stainless steel sink 1.5 bowl and drainer with waste. There is an integrated dishwasher, oven, grill and hob, plumbing for a washing machine and a dedicated space for a fridge/freezer. A radiator is hidden behind a decorative wood cover, and a bright bay window to the side provides the perfect place for your table and chairs.
From the kitchen, a back door takes you out to the garden, and if you're a fan of mature gardens, then you will surely be left amazed as we were, by what the owners have created here. A decking area greets you from the kitchen, leading to a patio where you can sit back and relax looking out to the curvy lawn, bordered by mature shrubs, trees and flowers. At the rear of the garden, you have a secluded gravel section with space for a seating arrangement.
Back inside, you can then head up to the first floor, home to three double bedrooms and a first-floor bathroom, with double loft access for storage.
Bedroom one, located at the front of the property is a bright and airy room and features a deep pile carpet, cornicing, double radiator, original cupboard to the recess and two double glazed sash windows to the front elevation.
Bedroom two, directly behind bedroom one, has fitted carpet, a double radiator, an original cupboard to the recess and a window to the rear aspect.
The third bedroom is located at the far end of the landing and features grey laminate flooring, a double radiator and a window to the rear aspect, which just leaves the bathroom, positioned between bedrooms two and three, with light parquet flooring, a three-piece bathroom suite and a window to side aspect.
This part of town offers excellent access to local transport links, Epping Forest and some of Leytonstone's favourite pubs and restaurants. It is also well served for schools, with seven primary/secondaries nearby, all rated 'Good' or better by Ofsted and including the 'Outstanding' Davies Lane Primary just moments away; however, who better to give you an insight into life here on Michael Road than the owners themselves.
A few words from the sellers….
After 30 years of living here, we feel it is time to downsize and move closer to family. We have so enjoyed living in the Bushwood area, with all the diverse things
it has to offer. It is such great place to have a home.
Since moving here all those years ago, Michael Road has pretty much remained unchanged and we have got to know many of our neighbours, some of whom have been living here before us and we feel so fortunate to have lived in such a friendly neighbourhood.
Once you walk to to the top of the road, so much is close at hand. Excellent links to the City and West End. Westfield (Stratford) and Docklands. In particular we love the High Road with it's super selection of shops, pubs and restaurants, like the 'Star of India' which is a favourite of ours.
And if you like things to be a bit more relaxing, we have found that Bushwood offers a wide range of community events throughout the year, from art trails to live music; vintage markets to outdoor movie screenings. If you want, you can get involved with the regular litter pick-ups to help keep the wonderful green space of Bushwood and Wanstead Flats clean and tidy. The local BARA Newsletter and Facebook page is a great way to keep up to date with events and issues in the area. We have found this to be very useful during our time here.
If we shall really miss one thing, it will be the garden, which over the years has become our private and peaceful haven. We have found it to be the perfect place to entertain or just sit and relax, and has been the great place to escape to in these most recent difficult times.
