Full Details

With three double bedrooms, front and back living rooms, a first-floor bathroom and good size kitchen, this home is ideally suited to family life. The convenient location offers easy access to Leytonstone tube station, the top end of Leytonstone High Road and Bush Wood, part of Epping Forest. Offered with no onward chain.

Once through the front door, a decorative tiled-floor hallway leads you through the home, and off to the right, you’ll find the front living room. In here there's a bay window, shelving to either side of the chimney breast and a few period features. This room is for family time and a place in which to unwind and relax.

Behind the front living room, a second reception offers you the option of a dining room, or perhaps a fourth bedroom/guest room when having people over to stay; one of the advantages of keeping the reception rooms separated.

Walking through to the back of the property, will take you into a fair sized kitchen, with wall and base units either side of the room, providing you with ample work-surface space.

From the kitchen, through French doors, you walk out to a low maintenance garden. The current owners use potted plants to create a more mature theme, which surround a front patio area that leads to a raised decking area at the rear. This whole space makes for a great place to spend time during the warm months, sufficiently large enough to entertain your friends and family.

Upstairs there are three bedrooms and a family bathroom. The full-width front bedroom has two sliding sash windows and a feature fireplace. Measuring 15’2” (4.62m) x 12’ (3.66m) this room is well deserving of the name master bedroom; although we think it's fair to say bedrooms two and three do not disappoint.

Bedroom two, located in the middle of the property, also has a feature fireplace, plus a sliding sash window to the rear, and a fitted wardrobe to one side of the chimney breast.

Further along the landing, you move to the family bathroom and behind this lies bedroom three, the smallest of the three bedrooms yet still with measurements of 10’1” (3.7m) x 9’2” (2.97m).

Overall this home has real character, there are shutters to the bay window in the front living room, traditional old school style radiators and some original features. There is also a cellar with heating and two loft spaces, so plenty of storage, which is always a plus.

We love this house, as do the current owners, who have added a few words of their own.

"I have had 18 very happy years living in Mornington Road, I've spent many a fine time with friends and family in the cosy lounge in winter and the garden in the summer. I love the house for it's original features and the stacks of storage. With a growing family and the need to live nearer my parents we are sadly leaving London.

No.23 is superbly located for all of the key amenities for Leytonstone, it's a few minutes wander to all the main shops, restaurants, pubs (notably The Red Lion and The North Star!), the tube and the doctors . More importantly the start of Epping forest is less than 5 minutes walk away.

I hope that whoever is the next custodian of this home enjoys their time there as much as I have"
