We have been really happy living in this flat and in Leytonstone for the past 7 years. It's a lovely, quiet, leafy street and we have wonderful, friendly neighbours.The property benefits from having both a drive for off street parking and a back garden, which is both useful for practical purposes such as drying washing and also for relaxing outside.There's also additional space to the left of the house at the back, wherethere is currently one shed, but plenty of room for more. On the side of the house there is another storage space that we mainly use for gardening equipment. The garden is certainly large enough to build a summer house, should you require more space.For longwalks and picnics, we only have to go to the top of the street where there are the Leytonstone flats (the southern end of Epping Forest) and the Hollow Ponds, where you can take boats out.

The flat is quiet, light and bright throughout and easy to maintain and clean. The bills are generally low as it heats up quickly in winter.It's been reallyconvenient for getting into central London on the Underground as Leytonstone station is only a 10 minute walk away. Liverpool Street for example is only about a 30 minute journey.We're very close to numerous main roads and if you're traveling North or East,you can get away from London very quickly without the need to use the North Circular or the M25. Stansted Airport can also be reached by car in just over half an hour from here.

There are 3 shops at the bottom of the road which are really handy for necessities and there's a very large Tesco supermarket only 10 minutes' walk away. Leytonstonehigh street is also only a 10 minute walk away and has numerous cafes, pubs, banks and shops. Leytonstone is a great area for social activates and has many art and music events throughout the year. Waltham Forest was London's first 'Borough of Culture' in 2019. For a change of scene, you can walk to Wanstead village in 10 minutes, where there are many pubs and restaurants. They also have regular farmers markets and craft fairs and numerous social events throughout the year.

We will be very sad to leave; and are only moving to be closer to elderly relatives. We're sure that the next owners will be as happy as we have been here.
