Snuck away in the heart of Upper Leytonstone, this one bedroom first-floor maisonette makes for the perfect starter home, offering affordable living in a convenient and popular location. It comes with a private parking space and a garden plus a few surprises, so read on to find out more.

Hidden away just off Wadley Road you'll find Ripley mews, home to a small number of properties within a secluded cul de sac. You have no cut-through traffic to worry about, in fact, unless you know it's there you could easily miss it.

Access to the accommodation itself is via a private staircase. Once inside you are greeted by cork flooring, covering the majority of the home, all except the bathroom.

Near the front door, away from the rest of the property lies the grey and white bathroom, with a deep bathtub, low-level w.c and space-saving washbasin with a mirrored cabinet above and storage below.

Next, you come to the hub of the home in the form of an open-plan living space connecting the lounge and kitchen, albeit the layout creates a sense of separation between the two. Two double glazed windows help fill the space with natural light.

There is spotlighting to the ceiling, and concealed by the loft access hatch; a drop-down ladder takes you up into the boarded loft space, perfect for storage.

The kitchen is located alongside the bathroom and comes with Smeg appliances remaining as part of the sale (washing machine, electric oven and gas hob). We couldn't leave this room without special mention of the work surface and splashbacks, which are all made from recycled yoghurt pots, in a marble fleck finish. Pretty cool, we think.

The double bedroom completes the accommodation, with a triple pane double glazed window, feature fireplace and a well thought out, space conquering wardrobe and shelving unit, offering additional storage space above.

The sellers have reconfigured the layout to make for a more sociable environment, creating as much space as possible along the way. The property has also been sound-proofed with a recycled material made from shredded tyres.

This home was created with a great deal of love, and to recap on a few of the benefits; it comes with gas central heating, double glazing, sound-proofing, loft storage space and parking space. But we're not done yet; there's also the garden (sole use). Around 20 ft in length, located at the bottom of the private staircase, you'll find the garden with bedding areas and raised decking and a shed. With full electrical power and access to wifi, the shed has recently become an office from home, proving very handy to the sellers during recent months.

Sellers comments...
We've loved living in this flat for the last three and a half years. We've modernised and renovated to make best use of the space and done this using sustainable materials where we could, including a kitchen built from recycled plastic, renewable cork flooring throughout and under-floor insulation made from recycled tyres. It's very quiet!

The private garden is secluded and ideal for growing plants and vegetables, sunbathing and BBQs. We installed a great shed that we've recently turned into a workshop/home office. The loft, which stretches the length of the flat has been boarded out and insulated, giving you extensive storage. The loft is accessed by a pull-down hatch and ladder.

Ripley Mews is a secluded road set back from Wadley Road and it's peaceful and green; looking out the window, you could easily imagine you were in the countryside. We're under ten minutes by foot from Leytonstone High Street and the Tube. In the other direction, you're 5 minutes from Hollow Ponds, Wanstead Flat and Epping Forest.
